Local residents and commuters using Queens Road Peckham Station will have noticed an unusual sight last week as a large Piling Rig came to drill foundations for the second phase of development at the Queens Road site operated by Accurate Developments.
Elsewhere on site, drainage and groundwork was also being completed whilst foundations were completed in each area of the site. Canon Piling provided the rig and drilled the piles to depth whilst Accurate staff installed drainage and utility supply to the new site. Piling began on Monday 17 and was completed by Monday 24 September 2007.

At over forty metres tall, the Piling Rig was a massive machine but a baby compared to rigs used on much taller buildings. It drills through the ground, removes the content, and replaces it with concrete columns that “pile down” to the firm foundations below the London Clay. In terms of the technical aspect of these piles, the mathematics works in much the same way as column used in a high-rise building that sits on firm ground foundations. In this case however, the firm foundations of hardened rock are well below surface level and/or friction against the piles maintains stability. In turn, the reinforced concrete slab sits on top of the piles before the steel uprights are aligned in the same relative position above. At this stage, the building begins to take shape but it is only possible due the preparation of the building’s foundation.
Piling replaces the need for the “typical foundation” used in most buildings. The most common type of foundation is a shallow channel that runs the perimeter of the building. In contrast, Piling foundations are circular but borrow deep into the ground and are placed to withstand the stresses of the building above. Piling also assists the engineers to deal with local obstacles within the vicinity and ensures the ground remains stable. This was particularly important since the land borders the railway arches of Queens Road Peckham Station.

Accurate Developments have assisted ARARA (The Astbury Road Area Residents Association) in presenting plans for the regeneration of housing façades in the Astbury Road and Colls Road area of SE15.
As part of Accurate’s commitment to the local area in which it operates, Accurate made available one of the retail units (that fronts Queens Road) so that ARARA could present proposals to local residents and provide feedback to Southwark Council.
Whilst the unit was not complete and available for immediate commercial occupancy, Accurate ensured that it fit the purposes of the residents association by providing temporary sections within the unit and enclosing all electricity and pipework to fulfil HSE and public liability requirements. As a result, the unit was made available on a temporary basis and allowed ARARA to engage other local residents with the regeneration scheme to provide input and approval of the plans.
Astbury Road is adjacent to Phase 1 of the Queens Road development (Queens Bridge Mews) so it was an ideal location to host the presentation that took place over two days on Friday 21st and Saturday 22nd September 2007.

We were delighted to be asked to assist the local residents association with this endeavour. We have worked closely in the past to ensure ARARA and local residents were aware of our developments. Making information accessible is very important and we thank the hard working committee for inviting us to become involved with this display.
The “regeneration scheme” consists of improvements to the front of buildings by improving brickwork and gates at the front of each property. Four designs have been shortlisted and put forward for consideration. The residents of each road must decide which style of improvements they prefer and pay a small contribution to those improvements with Southwark Council paying the remainder.

Phase Two of the exciting Queens Gate Mews development at Queens Road, SE15 has now received planning approval from Southwark Council. The development by Accurate Developments will create a showcase development within yards of Queens Road Peckham mainline railway station.
Architects, Assael Architecture, and structural engineers, Fluid Structures, have worked on the planning of the project for over twelve months. The team originally worked together on the initial phase of the Queens Road project and have joined forces once again to complete the Queens Road gateway.
The development comprises nine two-bedroom apartments (within two distinct blocks) and approximately 500 m² of commercial retail space. The development will provide luxury modern apartments with great links to the City of London and the City of Westminster.
London Bridge is less than seven minutes by train with Victoria around ten minutes away with fantastic connections beyond. Direct trains are also available to locations throughout South London via the Southern network.
The development will add to and benefit the local area by providing additional retail space for a larger retail outlet as well as providing valuable natural surveillance of the area adjacent to Queens Road Peckham station.
